5 Common HVAC Problems (And When to Call the Professionals)

Without a properly working HVAC unit, the comfort level of your home will quickly decline. You rely on your HVAC unit to keep comfortable temperatures in your home throughout the entire year. All it takes is one small error within your HVAC system for you to notice something isn’t right. 


HVAC problems are one of the last things anyone wants to come home to. However, HVAC issues are common and will happen over time, even to HVAC units that have been well-maintained. These units are pieces of mechanical equipment and do require regular maintenance, repairs, and replacements. 


How will you know what’s going on with your HVAC unit and if it requires a professional to correct it? In the guide below, you’ll find several common HVAC problems that you might be facing and when to call in the professionals. Continue reading to learn more!

1. A Dirty AC Filter

One of the most common issues with an HVAC unit is a dirty AC filter. Why is this so common? The AC filter needs to be changed at least once every three months if not sooner. 


The frequency required will depend on your home’s specific circumstances. For example, if you live in a small home with only one or two people, then the filter might not need to be changed as often. If you live in a home with several people and pets, then you’ll need to change the filter once a month.


A good way to determine how often your AC filter needs changing is to check it once a month. Once you see it fill with dust and dirt then you know it’s time to switch it out. Your HVAC’s AC filter is what filters the outside air before you breathe it in. 


If you fail to change the filter, then you’ll begin to breathe in dirt and dust. You might even notice hot or cold spots around the house as well. If your home’s air is feeling stuffy and you’re having breathing troubles while at home, then don’t hesitate to check the air filter.

2. Obstructed Units

Stop and take a minute to inspect both the inside and outside HVAC unit. What are you looking for? You need to be on the lookout for any signs of obstructions around the unit. 


Do you keep your vacuum cleaner, broom, and other similar supplies in your AC unit’s closet? If so, then now is the time to remove all of those items. Find another safe place to store these items. 


Then, head outside and remove any debris obstructing the outside unit. You might find twigs, branches, dirt, or leaves around the unit. All of this debris/items can block the unit’s airflow. 


If the unit is unable to get enough air, then it’ll have to work harder than usual to maintain the temperature in your home. When this happens, the unit can overheat, which might require you to schedule professional maintenance or repair more often. Remove any obstructions from around the unit now to ensure it’s able to run smoothly. 

3. A Faulty Thermostat

A faulty thermostat is a common error with HVAC units and can sometimes cause people to believe there’s an issue with the unit when it’s simply the thermostat. Thermostats can become misaligned or even have the components inside them bend. If either of these things happens, you’ll begin to notice problems with the air conditioning or heating. 


A thermostat with a low battery will also cause problems. If the battery is running low or dies, the thermostat won’t be able to signal to the HVAC unit a temperature to maintain. When this happens, you’ll quickly notice a decline in your home’s comfort level. 


Be sure to place new batteries in your thermostat on a regular basis and direct air vents away from it as cool or hot air blowing on the thermostat can cause it to get thrown off. 

4. Water Leaks

HVAC units will produce condensation. This is normal and there are drain pipes that are there to ensure proper water drainage. If a drain is clogged or cracked, then you might notice a water leak. 


If you believe you’re dealing with a clog rather than a leak, then you can pour a small amount of bleach down the drainpipe periodically to help clear the drains. If the leak is being caused by a different issue, such as an evaporator drain pan, a heat exchanger, or the collector box, then it’s time to contact a professional. 


A professional HVAC technician will be able to determine the cause of the leak and provide a solution. 

5. Dirty Coils

The condenser removes heat through the components in the unit. If these components are dirty, then heat is unable to escape as it should. When the heat can’t be released, the coils retain it. 


If the coils aren’t cleaned on a regular basis, they’ll quickly fill with dirt, dust, and other pollution. Otherwise, airflow problems will begin to arise as the coils begin to blow out less and less air. For this reason, it’s important to have the coils cleaned by a professional at least once a year.
